FEBRUARY 2017 SALES REMAIN FLAT, BUT PRICES RISE

 

The housing statistics for the second month of 2017 reveal home sales that remained flat compared to the same time in 2016, while average prices increased. Home sales increased by only 0.3 percent in February with average prices increasing by 7.6 percent, while median prices increased by 7.0 percent as compared to February 2016.

“February is traditionally one of the slowest sales months of the year, and this year was no exception,” said MAR President Shelly Murray. “Both average and median prices rose significantly as compared to February 2016,” added Murray. “Pending units remained steady with an increase of 149 homes or 2 percent as compared to the same time in 2016.” Murray went on to note that “we anticipate that the spring market will start sooner than normal and we expect to see more engagement by both buyers and sellers.”

 

 

Maryland monthly housing statistics are compiled by data as reported by MRIS and the Coastal Association of REALTORS®. For the purposes of this report, “units” are defined as the closed sales and “pending units” are properties under contract. Months of inventory are based on the current active inventory and monthly sales for the corresponding month.
