IMPROVED HOUSING SALES IN SEPTEMBER

 

Existing home sales rose by 5.2 percent, almost 300 units in September compared to the same time in 2013, according to the Maryland Association of REALTORS® (MAR).  This level of sales volume exceeds the peak of activity in 2007 by more than 40.3 percent. Average and median price for the period were essentially flat, with increases of only 0.7 (just over $2,000) and 0.4 percent (less than $1,000) respectively.

“The improvement in housing sales is very good news after a very slow summer selling season,” said MAR President Janice Kirkner.  “This high level of sales is possible because of increased inventory due to more foreclosed properties coming on the market.” Kirkner also noted the increase in pending units--the number of homes under contract--which rose by more than 400 houses.  “Almost 6 months of inventory statewide and the increase in pending sales indicates that we can expect a stronger fall market,” she observed.  

Maryland monthly housing statistics are compiled by data as reported by MRIS and the Coastal Association of REALTORS®. For the purposes of this report, “units” are defined as the closed sales and “pending units” are properties under contract. Months of inventory are based on the current active inventory and monthly sales for the corresponding month.
