FEBRUARY CONTINUES STRONG HOMES SALES TREND

February’s home sales jumped 16.3 percent compared to February of 2014, according to the Maryland Association of REALTORS® (MAR). Sales strengthened against continued price declines of 3.8 percent for average prices and 3.7 percent for median prices, indicating strong response as the market moves towards equilibrium.

“As we have anticipated, homebuyers are actively engaged in the market,” said MAR President Janice Kirkner. She went on to note, “pending units are up by 17.8 percent, and indication of continued strong activity.”  Active inventory increased by 7.3 percent, while months of inventory declined slightly, reflecting the faster pace of sales.

 

Maryland monthly housing statistics are compiled by data as reported by MRIS and the Coastal Association of REALTORS®. For the purposes of this report, “units” are defined as the closed sales and “pending units” are properties under contract. Months of inventory are based on the current active inventory and monthly sales for the corresponding month.
