JANUARY 2015 STARTS STRONG FOR THE NEW YEAR

The new year started strong as home sales increased 12.3 percent over the same month in 2014, according to the Maryland Association of REALTORS® (MAR). Average and median home prices appear to be approaching stabilization given the relatively small decreases of 0.9 and 1.5 percent respectively, as compared to last year at this time.

“During a characteristically slow sales month, the rise in units sold heralds a healthy market ahead, “said MAR President Janice Kirkner. She went on to note, “there are other good signs, including a surge in pending units of 14.3 percent and a 10.2 percent rise in active inventory in January. This could very well be the best year for the housing market since 2005.”

Maryland monthly housing statistics are compiled by data as reported by MRIS and the Coastal Association of REALTORS®. For the purposes of this report, “units” are defined as the closed sales and “pending units” are properties under contract. Months of inventory are based on the current active inventory and monthly sales for the corresponding month.

*MAR publishes the Maryland Housing Statistics monthly; it is available through the Association’s website, www.mdrealtor.org.
