JULY 2015 DISPLAYS CONSISTENT GROWTH

 

July continued the housing market trend established early this year,  according to the Maryland Association of REALTORS® (MAR). For the seventh month is a row, home sales rose by more than 20 percent in July 2015 compared to the same month in 2014.

 

Average and median price remained flat, decreasing by 0.1 and 0.3 percent respectively.  Pending units--homes that are under contract but not sold--remain robust, with a statewide increase of 14.5 percent. Pending units are a leading indicator of sales.

 

Active inventory increased by a respectable 600 homes, while months of inventory fell again, to 4.2 from 5 months last year.

 

“The trend of high market activity and small price adjustments continues, “ said MAR President Janice Kirkner. “There were only two counties with declines in unit sales. Kirkner also noted that “Prices are clearly at the right level to engage buyers in the market.”

 

Maryland monthly housing statistics are compiled by data as reported by MRIS and the Coastal Association of REALTORS®. For the purposes of this report, “units” are defined as the closed sales and “pending units” are properties under contract. Months of inventory are based on the current active inventory and monthly sales for the corresponding month.
