2014 YEAR END HOUSING STATS SHOW A STABLE MARKET

 

Residential sales in Maryland climbed in 2014 by 2.2 percent, or more than 1.400 homes, according to the Maryland Association of REALTORS® (MAR).  Only three counties---Howard, Montgomery and Prince George’s---posted declines in unit sales for the year, ranging from less than one percent to 6 percent. Overall, average and median prices were flat with slight decreases from 2013 of 0.6 and 0.2 percent respectively.

Within the state, annual figures were varied. Baltimore and Charles counties were the only jurisdictions with increases in sales and average and median price for the year. Prince George’s County posted double digit increase in average and median price for the year, but total sales were down 6 percent. Only Montgomery and Prince George’s had declines in sales for 2014, both counties having very low inventories.

“Overall, 2014 was an important year for market stabilization, as prices and sales volume came in line in most jurisdictions.” said MAR President Janice Kirkner.  “ We believe this year will see continued increases in sales, which is likely to bring some price increases as well, “ added Kirkner.

 

Maryland monthly housing statistics are compiled by data as reported by MRIS and the Coastal Association of REALTORS®. For the purposes of this report, “units” are defined as the closed sales and “pending units” are properties under contract. Months of inventory are based on the current active inventory and monthly sales for the corresponding month.
